Introduction
A Phase I market and feasibility study has been conducted for two sites. Site one is a 3.4-acre rectangular shaped parcel ("Balboa Site"), located in the central San Diego submarket of Kearny Mesa at 9284 Balboa Avenue. The property has approximately 300 feet of frontage along Balboa Avenue on the south and is bordered by a vacant parcel of land in the north. The west of the property is bordered by light industrial use and the east by a single-tenant office property. Site two ("taylor Site"), is an approximately 53,000-square-foot light industrial and office space facility incorporating five Quonset hut buildings on 3.01 acres, located at 4635 Pacific Highway. The site is associated with multiple missions but is primarily utilized by NAVFAC Southwest as administrative offices and shop space in the Old Town San Diego area.
