Pearl Harbor Naval Complex
Introduction
A Phase I market and feasibility study has been conducted for three potential EUL opportunities designated by the Navy at Pearl Harbor Naval Complex, which is located on the island of Oahu in Hawaii. The three Sites are:
- a 58.5-acre portion of the NAVFAC Hawaii Compound (NFC) improved with 28 substantial office and industrial buildings containing approximately 253,000 square feet and numerous small buildings and miscellaneous improvements
- NFC is the NAVFAC Hawaii campus with administrative office, light industrial and storage space uses
- NFC is located in the Aliamanu / Moanalua area of Oahu on the western edge of the Honolulu urban area
- NFC is located between Radford Drive to the west and Salt Lake Boulevard to the east. NFC is north of, but not adjacent to, Namur Road and south of, but not adjacent to, Malaai and Lawehana Streets
- NFC excludes adjacent, related PHNC land to southwest along Radford Drive, to the south along Namur Road and to the southeast along Salt Lake Boulevard
- an 80-acre property at Pearl City Peninsula (PCP) comprised of a 35-acre Marine Corps warehouse facility , a 20-acre site leased for nursery use, and a 25-acre former watercress farm that is now vacant land with mangrove and wetland areas
- PCP is located in the Pearl City area of Oahu just outside the western edge of the Honolulu urban area
- PCP is located east of Lehua Avenue and south of Kamehameha Highway and H1
- There are no current military missions for the two Navy parcels, the 20-acre parcel is leased on a month-to-month basis to a nursery and the 25-acre parcel is not used
- The 35-acre Marine Corps site contains three 70,720 square foot enclosed warehouse buildings and two open-sided warehouse buildings containing 19,581 and 22,387 square feet and is used as basic warehouse space by the Marine Corps and their contractors, primarily the Marine Corps Community Services, Family Housing, Combat Support Services Group – 3 and Camp Smith support functions
- all or a portion of Building 55, a partially occupied 167,056-square-foot, three-story Bachelors Enlisted Quarters on Ford Island designated as historically significant
- Building 55 is located on Ford Island within the Pearl Harbor National Historic Landmark District and within the Ford Island Historic Zone
- Building 55 is located on the eastern portion of Ford Island, between Enterprise Street, St. Louis Avenue, Hornet Avenue, and Liscomb Bay Street
- Building 55 is currently a Bachelor Enlisted Quarters for E1 – E4 personnel. A large portion of the building is not being used
